YOUR LIFE IN SARDINIA

Fall for the house. Not the assumptions.

Find your Sardinian home with local knowledge, clear guidance and a search built around your life.

WHAT YOU ACTUALLY NEED

A home search with a local perspective.

Rooted is built for the gap between finding a beautiful Sardinian house online and knowing whether it belongs in your real life—and whether you are ready to buy it safely.

Search the real market

We organize properties across portals, agencies and local sources around one buyer brief.

Translate the process

We explain the moments where a reasonable American assumption can mislead you in Italy.

Coordinate the questions

We help make sure the notary, technician, lender and tax adviser receive the right questions at the right time.

THE ISLAND BEFORE THE SEARCH

One island. Six very different Tuesdays.

The right area begins with the life you want most days—not the photograph you would take on vacation.

Jesse overwhelmed by duplicate Sardinian property listings while Barbara organizes the search
I found the one! Actually… I found it six times.
Good. Now we find the real listing.
REALITY CHECK #01 · THE SEARCH

The market is bigger than one search box.

Sardinian inventory is fragmented. The same home may appear through several agencies—or never reach the portal you are watching. We create one organized search, remove duplicates and keep track of who introduced what.

Your advantage is not seeing more thumbnails. It is making better decisions across the whole search.
EIGHT SURPRISES WE PREFER TO EXPLAIN EARLY

You do not need to become an Italian real-estate expert.

You do need to recognize the moments when your American playbook no longer answers the question.

1

No single feed shows the whole market

Search
You may expectYour agent’s MLS search is the market.
HereInventory is split among portals, agencies and local relationships.
With RootedOne brief, multiple sources, one decision history.
Why it matters

A portal is a discovery tool—not proof that you have seen the market. Duplicate listings and introductions may also matter later.

2

The person opening the door may not represent you

Representation
You may expectThe showing agent is on your side.
HereA mediator connects the parties and may earn commission from both.
With RootedWe clarify roles, introductions, mandate and compensation.
The question to ask

Who works for whom, what does each professional owe the parties, and who may be entitled to commission if you buy?

3

A proposal can be a real commitment

Offer
You may expectOffer first; protections come later.
HereYour signed proposal binds you; acceptance can form a preliminary contract.
With RootedWe decide which conditions and reviews belong in the text before signing.
Decide before signing

Financing conditions, review, payments, deadlines and consequences belong in the drafting—not in a conversation after acceptance.

4

The notary and technician do different jobs

Professional team
You may expectTitle, inspection and closing are one coordinated lane.
HereNotary, technician, agent and tax adviser have separate scopes.
With RootedWe help assign each question to the qualified professional.
The short version

The notary handles legality, title checks and the deed. A qualified technician examines the actual property, plans, permits and technical condition.

5

A cadastral plan is not the entire legality check

Due diligence
You may expectA clean plan means the building is compliant.
HereCadastral alignment and municipal planning history are distinct.
With RootedThe technician compares the real house with plans, permits and Comune records.
Sardinia adds another layer

Coastal landscape, municipal, hydrogeological and cultural constraints may affect what exists and what can change. Online maps only screen; experts confirm.

6

Deposit does not automatically mean U.S.-style escrow

Money
You may expectEarnest money sits with a neutral escrow holder.
HereCaparra and acconto have different effects; payment arrangements vary.
With RootedWe make sure you understand each payment before sending funds.
A useful safeguard

At closing, ask the notary early whether the optional price-deposit mechanism may fit your transaction.

7

There is no honest universal closing-cost percentage

Budget
You may expectAdd one standard percentage to the price.
HereTax, fees, professional work and financing vary with the property and buyer.
With RootedWe build a property-specific acquisition and annual-cost picture.
Why online estimates conflict

Calculators may assume facts about the seller, VAT, benefits or taxable base. Treat early estimates as planning ranges until the transaction facts are known.

8

Owning a home does not give you the right to live in Italy

Residence
You may expectBuying solves the residency question.
HereOwnership, immigration status and tax residence are separate.
With RootedWe flag the question early and connect it to the appropriate adviser.
Plan the life and purchase together

How often you can use the home affects location, services, financing, maintenance and tax planning. The search should reflect the life you can actually build.

Jesse and Barbara navigate multiple Sardinian agencies
So everyone with keys is my agent?
No. First we ask who works for whom.
THE PEOPLE

A showing is not a representation agreement.

Before enthusiasm becomes obligation, we clarify introductions, roles and potential commission.

Jesse and Barbara review a proposal before signing
I’ll just sign this tiny proposal…
That tiny proposal has very large teeth.
THE PEN

Protection begins before the signature.

We identify the questions, conditions and professional reviews that should be addressed before you commit.

Jesse buried in cost estimates while Barbara builds a property-specific budget
So I just add ten percent?
To which house, sold by whom, under which tax rules?
REALITY CHECK #04 · THE BUDGET

Budget the house you may actually buy.

The purchase price is only the beginning. Taxes, agency commission, notary, technical work, financing, renovation and annual ownership costs depend on the transaction and the property.

We turn a vague percentage into a list of assumptions that can be checked.
WHAT HAPPENS AFTER YOUR PROFILE

A clear path from dream to keys.

The sequence adapts to the buyer and property. The discipline remains: clarify the life and budget, organize the search, investigate before commitment and keep every professional question visible.

08Close and take root

Rooted coordinates the buyer journey. Licensed specialists remain responsible for advice within their professions.

An agent does not replace the notary, property technician, tax adviser, lender, attorney or immigration professional. We help you know which question belongs where—and make sure it does not disappear.

Barbara introduces Jesse to the notary and technician
The notary checks everything, right?
Everything in the notary’s job. The house needs its own expert.
THE TEAM

One house. Several kinds of truth.

Title, planning history, cadastral alignment, physical condition and tax consequences are connected—but they are not one checkbox.

Jesse discovers a larger renovation while Barbara measures the project
It only needs a little love.
Wonderful. How many square meters of love?
THE PROJECT

Potential is not the same as permission.

Before paying for the dream of a pool, extension or restoration, test feasibility, approvals, scope, local management, budget and uncertainty.

Ask them before they become expensive.

These answers are general orientation. Your property, contract and personal situation determine the professional advice you need.

Can an American buy property in Sardinia?

Often yes, but eligibility and reciprocity should be confirmed for the buyer. Buying property does not itself grant immigration status.

Does the listing agent represent me?

Do not assume so. Ask who engaged each agent, what role they have, who introduced the property and who may be entitled to commission. Rooted’s buyer-side role and compensation should also be explicit.

Is my proposal really binding?

The buyer’s signed proposal is generally binding for the stated period; seller acceptance and communication can form a preliminary contract. Consider conditions, payments, deadlines and review strategy before signing.

Do I need a geometra?

You often need a qualified property technician—geometra, engineer or architect—with a clearly defined scope to compare the actual property with records and investigate relevant issues.

Can I add a pool or extend a coastal home?

Never value that possibility until a qualified technician and the competent authority have investigated it. Landscape, municipal, hydrogeological and cultural constraints may apply.

Who holds the money I pay?

It depends on the contract and stage. Confirm whether each sum is caparra or acconto, who receives it and what happens if the transaction fails. Ask the notary early about closing-fund safeguards.

How much should I add for closing costs?

Use a planning range early, then replace it with a property-specific model. Seller type, taxes, benefits, taxable base, agency, notary, technical work and financing all affect the answer.

Can I trust the online listing?

Treat it as marketing information, not verified fact. Price, size, condition, permits, access, boundaries and even availability may require confirmation through documents, professionals and the property itself.

AN AMERICAN + UNA SARDA

Two perspectives. One buyer’s side.

Barbara understands Sardinian real-estate practice, professional relationships and the questions that need a local answer. Jesse lives here, but still remembers why an American sees a familiar word like ‘agent,’ ‘proposal’ or ‘deposit’ and assumes the wrong movie.
